REDEVELOPMENT PROCESS GUIDE

Embarking on the redevelopment journey of your society is not just smooth and feasible, but also the smartest property decision you can make, both financially and for future prospects. Here’s a concise guide tailored to facilitate your society’s redevelopment journey:

Step 1

Offer letter / Proposal to Existing Tenants / Occupants

 

An Offer Letter/Proposal is a preliminary document shared with the society. The outline of the proposal letter contains the extra usable area for the existing members, monthly rent for the Transit period, shifting compensation to and fro and corpus fund.

 

Step 2

79/A

 

Once the offer is finalized upon by both parties, the next step is to successfully procure and verify “Occupant’s Irrevocable Consent”. Through the process called as 79/A by the Registrar of Co-operative Housing Society Limited.

Step 3

Sanction / Approval of Plans from MCGM (IOD)   Once the process of 79/A is completed, the New Plan with an extra area is made, and the members know exactly the flat Number of the New Flat before they vacate their flat and even before the Development agreement is executed. Then taking NOC from various departments like the water, fire, electricity Board, the New Plan is Submitted to the Municipal Commissioner for Concession and Procurement of IOD.

Step 4

Agreement with Existing Members   After receiving the IOD, the developer will implement and register the agreement for Permanent Alternate Accommodation (PAA) with each tenant. The PAA agreement is the legal document binding the flat owner and developer to the redevelopment agreement.

Step 5

Demolition of the building & Obtaining the Commencement Certificate   Once the society premises is vacated with each tenant & comfortably relocated to their temporary accommodations, the developer initiates the demolition of the existing structure. On Receiving (CC) the developer can begin construction of the new building.

Step 6

Obtaining the OC (Occupation Certificate)   OC is the last legal document required from BMC, for a property that can be termed as completed.

Step 7

Possession of New Flats At this stage, your dream home is just a few formalities away. On issuance of Occupation Certificate / Part Occupation Certificate, the developer issues possession agreements of the new premise to old tenants and new home seekers for available sale flats.

Step 8

Society Formation   As the possession is handed over by the developer the society committee is formed within 9-12 months. The developer will transfer all the original documents to the newly appointed office bearers of your redeveloped society.
